1. What TerraNova is — and what it is not

TerraNova scores municipalities in Spain, Portugal, Italy and France from A to G on climate, vitality, services, value and market conditions, using published official open data. It is a way to narrow tens of thousands of places down to a shortlist.

It is decision support, not advice. Nothing on this site — no grade, no ranking, no report — is financial, legal, tax, investment or valuation advice, and none of it is a property valuation, a survey, a title check or a mortgage assessment. Buying a home abroad is a large, hard-to-reverse decision: take professional advice on the specific property, in the specific country, before committing to anything.

We are not an estate agency. We do not list properties, represent buyers or sellers, or take part in transactions.

2. Accuracy, vintage and change

Every indicator we publish names its source and the period it covers on the town's own page. Some are honest proxies — a provincial figure standing in for a municipal one, because no municipal series is published — and where that is the case we label it as a proxy rather than dressing it up. Where we have no data at all, we show nothing rather than a plausible-looking guess.

Within that discipline, we still make no warranty that any figure is accurate, current or complete. Official sources are revised, republished and occasionally withdrawn; our own scoring model changes as data improves, which means a town's grade can move without the town changing. If a number looks wrong to you, the “something wrong on this page?” form on any town page reaches us — corrections from town halls and residents are welcome.

3. What you may do

You may use the site for your own property search, personal or professional. You may quote or screenshot an individual town's grade elsewhere — in an article, a listing, a presentation — provided you credit TerraNova, link back to the page you took it from, and do not present the grade as something other than what it is.

4. Automated and bulk access is not permitted

The dataset behind this site is the product. Building it meant connectors to dozens of official sources, each with its own format, vintage and caveats. Copying it wholesale is not use, it is appropriation. So:

• Do not scrape, crawl, spider or otherwise automate access to the site, except as an honest search-engine crawler obeying robots.txt.
• Do not extract data in bulk, systematically download town pages, or enumerate identifiers, whether by hand or by machine.
• Do not use the internal JSON endpoints that the map and list views call. They are not a public API, they carry no stability promise, and they are gated deliberately.
• Do not circumvent, disable or work around rate limits, access tokens or any other technical measure — including by rotating addresses, sessions or user agents.
• Do not republish, resell or redistribute the dataset or any substantial part of it, and do not use it to build or train a competing dataset, model or index.

We log request patterns to detect and rate-limit automated harvesting, and we may block access without notice. This is the one part of these terms that exists to be enforced.

5. Whose data is whose

The underlying data belongs to the bodies that publish it, and remains subject to their own licences and attribution requirements — among them Spain's INE and MITMA, INSEE and Etalab (DVF, SSMSI) in France, ISTAT and Agenzia delle Entrate (OMI) in Italy, INE Portugal, Eurostat, NASA FIRMS, USGS, NOAA NCEI, ERA5 reanalysis via Open-Meteo, and OpenStreetMap contributors (whose data is licensed under the ODbL). Each indicator on a town page links to its own source.

What is ours is the compilation: the scoring model, the pillar and composite scores, the grades, the rankings, the guide and report copy, and the site itself. Those are protected by copyright and, in the EU, by database rights. The permission in section 3 is the extent of what is granted.

6. Paid reports

Some documents are paid: a shortlist dossier and a single-listing report. The page you buy from states the price and what is included, and a free preview shows you the format before you pay. What you buy is a PDF generated for the exact scope you paid for, delivered as an immediate download; a purchase unlocks that document only, not the other one.

Payment is handled by Stripe, on Stripe's own hosted checkout page. Your card details are never sent to us and never touch our servers. We keep a record of the purchase — what was bought, the amount, and the email address Stripe collected — so the entitlement can be proven and a dispute answered.

Reports are personal to you: don't resell or redistribute them. Because a report is generated from data that gets revised, it is a snapshot of what we knew on the day, and it carries that date.

Your statutory rights as a consumer under the law of your own country are unaffected by anything here.

7. Availability

The site is provided as-is, with no uptime commitment. We add, change and remove features, indicators and pages, and we may change or discontinue the service. Nightly data pipelines occasionally fail; when they do, the site keeps serving the last data it had.

8. Liability

To the fullest extent the law allows, we are not liable for any loss arising from your use of the site or of anything you downloaded from it — including any decision to buy, not to buy, or to pay a particular price for a property. Where liability cannot be excluded, it is limited to what you paid us in the twelve months before the claim. Nothing here limits liability for fraud or for anything else that cannot lawfully be limited.

9. Changes to these terms

We may update these terms. The date at the top changes when we do, and the current version applies to current use of the site. If a change is material it will be visible on the site, not only here.
