Both are generated from the same official open data as the free site, and both are written to the same rule: where a figure does not exist, or is coarser than it looks, they say so instead of filling the gap.

Who it is for
You know roughly the region, or the country, and want the towns inside it ordered by something better than a property portal’s idea of "popular".
What is in it
- Up to 15 municipalities ranked under your own weighting of climate, vitality, amenities, value and market — not a generic best-of list.
- A page for each: the five pillar scores, population, prices, hazards, distance to essentials, and the caveats that apply to that town.
- The photograph, source and vintage behind every figure, so each claim can be traced back.
- A provisional-grade flag on any town whose grade rests on partial data, with the percentage stated.
- It will not rank a town on data it does not have. A missing indicator scores nothing — it never becomes a zero or a national average.
- It will not present a provincial figure as a municipal one. Where the published price describes a province, the page says so.

One property’s location, graded: what is around it, what threatens it, and what the asking price looks like locally.

Who it is for
You have found a specific house and want to know about the ground it stands on before you book a viewing flight.
What is in it
- The municipality’s grade under your priorities, and how complete that grade is.
- Walking and driving distance from the property itself to a pharmacy, a health centre, a supermarket and a school.
- Wildfire, seismic and flood exposure for the municipality, on an absolute 30-year probability — not a rank.
- The asking price against the local median, and an implied gross yield, wherever the underlying figures support the comparison.
- No price comparison and no yield anywhere the published figure is a provincial or distrito proxy — which today means all of Spain and all of Portugal. The rest of the report still works there.
- Nothing about the building. We never fetch the listing you paste, and we do not grade a house we have not seen — this is a report about the location.
The samples are real, and you can check them
Neither sample is a mock-up. Both are generated now, from live data, around Ancona in Ancona — a municipality you can open for free at its own page and compare, figure by figure. They carry a SAMPLE watermark and nothing else about them is different from what a buyer receives.
One number in the listing sample is not a measurement: the asking price. No property is for sale at that address, so it is worked out in the open — the town's own published median of 1 328 €/m² plus about 15% over 120 m², rounded to a whole thousand — and the document says so on its first page. That is the alternative to inventing a plausible-looking listing, which would be exactly the thing this site exists not to do.
The samples change as the data behind them changes. Their scope is fixed; yours is not.
What both of them are built on
Every grade in either report comes from the same pipeline as the free site: official statistics offices (INE, INSEE, ISTAT, INE Portugal), national registries (MITMA, DVF, OMI, SERPAVI), Eurostat, hazard data from NASA FIRMS, USGS and NOAA, and OpenStreetMap for what is physically nearby. Nothing is estimated to fill a hole, and nothing is bought from an aggregator.
The methodology page lists every indicator, its source, its vintage, and whether the figure is the town's own or a wider-area proxy — including the coverage percentages, which are the uncomfortable ones. Read it before you buy: it is the same document that tells you the climate pillar is thin in France and Italy today, and that Spanish and Portuguese prices are provincial.

Can I see what I am buying first?
Yes, twice over. The samples above show the finished PDFs. And each product has a free version of the real thing: the dossier preview ranks your own shortlist and shows the top 3 in full, and the listing report is free to read on-page in its entirety. You are paying for the PDF and, for the dossier, the rest of the shortlist.
Which countries are covered?
Spain, France, Italy and Portugal — every municipality in each, not a selection of tourist areas. Coverage of individual indicators varies by country, and the methodology page states it per indicator rather than averaging it into a single reassuring number.
How current is the data?
Each figure carries the period it describes, and the reports print it next to the number. Official series run at different speeds: a census figure may be a year old, a price series a quarter, a wildfire record days. A report is a snapshot of what we knew on the day it was generated, and it is dated for that reason.
Is this advice?
No. It is decision support for narrowing tens of thousands of places down to a shortlist, and for knowing what surrounds a property before you fly out to see it. It is not a valuation, a survey, a title check or investment advice, and it says nothing about the building itself. See the terms.
How is it delivered, and do I need an account?
No account. You pay through Stripe's own hosted checkout — card details never reach our servers — and the download starts immediately afterwards. The link is short-lived by design, so save the PDF when it arrives.
What if something is wrong with a purchase?
Get in touch before disputing the charge — a re-issue or a refund is usually faster for both of us. Your statutory rights as a consumer in your own country are unaffected by anything we write. The terms cover what a purchase entitles you to.
What do you do with my data?
We keep the record of the purchase and the email address Stripe collected, so the entitlement can be proven. We do not store your IP address or track you across the site. The privacy notice is specific about what is recorded and what is deliberately not.
